Distance to School: ~ 3-5 minute drive (less with no traffic) and ~15-20 minute walk away from school.

Utilities: ~ $25-100/month (Electric not included in rent and heating is electric)

Winter Electric (~$50-60/month (keeping the heat turned down pretty low))

    • “We have a very small one, but the club house is not open early mornings so I haven't found it useful.”

  • Washer/Dryer: Not in unit, but paid washer/dryers in the clubhouse.
  • Clubhouse also has a free tanning bed, game room, and TVs  

Parking:

  • Parking Lot –  “I never have trouble finding a spot, except on home football Saturdays. The management here rents extra parking spaces out on these days, so the lot gets pretty full. You have to have your permit in your car, or it will be towed on these Saturdays. And you only get one complimentary guest parking pass for each game. I generally just don't move my car on these Saturdays, and it isn't a problem.”
  • “My car was towed one time on game day when I forgot to put my parking pass in my car.  I had to pay $100 to get it back, and management showed no sympathy or help in getting it back.”

Recommended to incoming MS-1’s??

  • “Yes, but get a unit in a building that one of us live in!  They’re quieter!”

Other comments:

  • “Closest apartment complex to school besides The Foundry; Maintenance is very slow to fix anything, but otherwise a good place to live if you don’t mind being treated kind poorly by management.”  This is the same management as Clover Ridge.
  • “The management isn't great--pretty much everyone here is a student, so they think they can get away with treating us like it. And maintenance can be kind of slow with getting things done. But being so close to campus makes all that worth it for me. I haven't had any real problems with noise at all this year . . . I think most of the people in my building are graduate students, and my apartment is pretty big for the price. Overall, I'm happy here and am glad I'm staying for next year!”
  • Many MS-1’s have “The 2 bedroom lock down special. Basically, they didn't have enough one bedrooms available, so they gave me a two bedroom for the one bedroom rate (they do this commonly). They said they would lock the second bedroom, but they never have. So I just use it for storage.”
  • “My only complaint is that it is sometimes difficult to have maintenance done on your unit, but as long as you keep harassing the main office, they will get it done.”

Distance to School: 10-20 minute drive to school depending on traffic.  In the winter with heating the car up I usually leave about 20 minutes before I want to be at school.

Rent: ~ $660/month-$860/month (based on 1BR/2BR, 1st, 2nd, or 3rd floor, +/- carport, internet & cable options)
Utilities: ~ $25-35/month MAX (only have to pay for electric)

  • Internet & Basic TV channels: $50/month

Amenities:

  • Gas (heat & stove), water & trash pickup included in rent
  • Outdoor pool
  • Washer and dryer in unit (half or full depending on apartment layout)
  • No workout room.

Parking:

  • Always plenty of spots to park; no parking passes needed for guests
  • Carports available for rent for about $20 (a definite plus not having to brush the Lake Effect off your car every morning!) “Definitely worth it!!!”

Other comments:

  • “I have had no troubles and the office staff are very nice.  I'm not looking for roommates, but I would totally recommend for the MSIs to pair up if needed and live at Indian Lakes :) :)”  
  • Further away from campus, but parking is pretty much unlimited and close to anything you could possibly need (Meijer, Walmart, Target, University Park Mall, Casual Dining Row)”
  • Maintenance usually pretty quick to respond to issues
  • Parking lot and sidewalks usually cleared pretty quickly after snow

Two current MS-1’s have lived here this year and neither are living there again next year.  One student moved mid-year due to high frequency of break-ins in this complex.  The complex is also VERY loud with high population of partying undergrads.

THERE BETTER APT OPTIONS (mgmt, noise, safety) THAN THIS COMPLEX... NOT recommended!!

Rent: ~ $890/month

  • Outdoor pool
  • Washer/Dryer: Full Size In Unit
  • Elevators - always helps when moving stuff in and out

  • Surface parking or Heated Garage available for $50/month

Other comments:

  • “I would recommend this place to anyone.  I have never had a problem with noise, the management is very nice, and if something needs fixed they are always on top of it.  It is very safe, the main building has interior hallways like a hotel and is always locked.  Most of the people that live here are either graduate students or working in the professional world.”

  • Washer/Dryer: Yes- some apartments have a laundry closet, others have a laundry room.

Parking:

  • Plenty of parking
  • Carports available for $27/month
  • Garage available for $60/month

  • “It is a great apartment complex.  The management is extremely nice and helpful and respond quickly to maintenance calls.  There is a Meijer grocery store very close to the complex and the area is very quiet.”

Utilities: ~ $50/month Summer & $100/month Winter (Heat is electric)

  • Workout room: Yes, and a tanning bed
  • Pool: No.
  • Washer/Dryer: In Unit
  • Rec room (pool table, cable TV, large screen projector, tea and coffee service
  • Office center, conference table, meeting space, etc.

Parking:

  • Garage Parking $90/month

  • Yes

Other comments:

  • Closest apartments to school, but also most expensive
  • Eddy Street Commons has a Chipotle, 5 Guys, Jamba Juice, Kildare’s, and some stores
  • “Somewhat pricey, but super convenient, new, and well maintained.

Rent: ~ $580-610/month (1 BR/1 Bath) with rent increasing for 2nd or 3rd floor apartments

  • Washer/Dryer: Yes, in unit.  you can get them without for less money (“but South Bend winters are cold and snowy and it’s so much better to have to pay to have the washer and dryer in the apartment!”)

  • Parking is all outdoor.

  • “As of now I'm planning to live here again next year. I'd recommend Irish Hills because they are GREAT about clearing off snow, fixing any maintenance problems, etc.”

Oak Hills Condominiums                                

Distance to School: 2-3 minute drive; 15-20 minute walk

Rent: ~ $550/month
Utilities:            under $100 (summer and winter) for water, trash, electricity, etc.; does not include cable

Amenities:

  • Water, Trash, and Heat (natural gas) for cooking/hot water - included in rent
  • Workout room: No.
  • Outdoor pool: Yep!
  • Washer/Dryer: Yes, in condo

Parking:

  • Parking is all outdoor (parking lot)

Other comments:

  • “This is a unique find because the condominiums are not usually available for rent to the public” (living with a MS-2 in a condo owned by ND alums that come up during football weekends.)
